Plans have been lodged for a new six-star hotel in Sydney that aims to revitalise the city’s financial services district and address the CBD’s dire shortage of high-end rooms.
The proposed luxury hotel will form part of a 48-level, mixed-use redevelopment at 50-52 Phillip Street at the northern end of the city, adjacent to the InterContinental Sydney and the under-development Capella Sydney at the former Sandstone Precinct buildings.
Following an original proposal in 2019 for a hotel development at 52 Phillip Street, project investors sought an alternative model that is now being pursued for a six-star hotel and branded apartments.
According to the proposal and Environmental Impact Study (EiS) prepared for developer, Built, the project includes a 246-room hotel and 23 branded apartments that will provide “much needed hotel accommodation at the north eastern edge of the city”.
The project site incorporates that of the heritage-listed six-storey former Chief Secretary’s Building, directly opposite the Museum of Sydney, and regarded as one of the city’s most significant late-19th century architectural works. A contemporary 12-storey office building next door is also part of the envelope.
“This site is in need of refurbishment and is currently under-utilised with low scale buildings not reflecting the highly urbanised and dense Sydney CBD context,” the Impact statement says.
Built and joint venture partner, Irongate Group, said: “The proposed new hotel will restore the building to its original spatial character, the heritage interior joinery will be restored, and new work will interpret the features and detailing of the original finishes utilising Built’s unique skills in restoring and refurbishing heritage buildings.”
Built CEO and Managing Director, Brett Mason, added, “This development represents a unique opportunity to give these buildings new life and make them accessible for locals and tourists, increasing public use and foot traffic.”
The ultra-luxe hotel’s facilities (lobby, restaurants, lounge, bar, library and function centre) will be contained within the lower podium levels while the tower will be dedicated to guest rooms, offering vistas predominately to the east and north.
According to the EiS, Levels 10 to 34 will feature 10 rooms per floor ranging from 40-48 square metres. Rooms on Level 6 of the podium will vary between 57 and 104 square metres.
An infinity swimming pool and deck, conference room, yoga room and gym are proposed for Level 35.
The upper residential levels of the 207-metre high tower (from 36 to 47) will comprise two 180-square-metre penthouse suites per floor, each with private balconies and separate lifts.
CBRE Hotels has been assigned to conduct an international search to attract one of the world’s top luxury hotel operators, with “significant interest” already from hotel groups awaiting such a project to launch a flagship property in the Australian market, Built said.
The proposal will increase Sydney’s “competitiveness and contribute to overcome the critical shortage which has been identified in hotel accommodation,” the EiS says, while noting that “a new five- to six-star luxury hotel will be provided in a highly accessible location to meet increasing luxury hotel demand”.
If approved, construction of the project isn’t expected before 2023, with a build timeline of around 2.5 years.
Built’s new hotel project is on exhibition to the public for feedback until 12 May 2021.
